Erbil new builds: a handover checklist

Off-plan and new-build stock is active around Erbil. Before you accept keys, walk the unit with a list: water pressure, AC units, windows and seals, electrical panels, parking allocation, and finishing defects. Ask for the payment schedule vs what you already paid, the snagging period, and who holds the title until final installment. Photograph every room on handover day. If the brochure promised amenities that are still unfinished, get a written timeline — not a verbal promise at the sales office.
